Government should build affordable houses and sold to qualified residents as permanent residents or Canadians.
Examples for qualified residents as being permanent residents or Canadians; family income lower than $150,000; able to pay mortgage; 30-year amortization period or shorter; primary residence, etc.
Double number of houses built for several years until housing market corrected to reasonable levels, then the building rate would return to normal rate.

A $1M house in the market could be sold for $600K, but there are conditions:
- buyers cannot sell the house in the market for a specified number of years, e.g. 8 years. After 8 years they could sell in the market.
- owners must live in the house and can not rent it out.
- if buyers is moving out earlier than 8 years, they could sell the house back to government at the appreciation rate of 1% per year. This means "it is not a good investment as commission fees and lawyer fees make investment negative".
- apartments are rented out to people and they must pay rental fees. These are not for homeless.
This would lower house prices in the market as well as rental fees.
- if you wanted a house for private living space, then you may consider. If you bought a house as a casino token, then you shouldn't. Nobody could forecast the future house prices.

If you own a house, the house prices would not affect you.
If it goes down, your house prices appraisal may go up slower. This means lower property taxes. You change to a bigger house at lower price.

The bigger goal is to lower living costs, i.e. we don't have to command a big salaries or raising minimum wages.
We could not compete with other countries for lower labor costs such as China, India, Vietnam, Latin Americans, etc. By keeping lower living costs and wages, other countries will raise minimum wages at same levels as ours.
Importing lower price's products would help lower living costs. Government could subsidy some essential/survival products to develop within borders and raise 10% import taxes. Products could be surgical masks, antibiotics, key annual vaccines, etc.

There are no such things as we do the high paid jobs while lower paying jobs will be done by poorer countries such as China, Viet Nam, India, etc. as governments or media has been propaganda every where.
If you followed the global progress, you should find out that China was a global manufacturing house with lower labor costs. However, their labor costs have been rising and Chinese have entered other higher paid jobs fields such as telecom developers, computer engineering, AI, etc. Those fields used to be “reserved” for westerners.

Apartment buildings are built to lower rental fees or living costs. Those building wouldn’t have the quality as condo building to lower cost of rental fees, but should be good for renters considered in addition of lower rents.
The main floor should be reserved for basic paid services such as gym. Laundry rooms with a lot of washers and dryers paid by credit/debit or prepaid cards, which could be purchased by cash from the concierges. A small convenient store selling essential products such as milk, snacks, biscuits, instant noodles, etc. Those services are for local tenants, but some stores may have open doors to neighbors of the building to buy products generating sales or lower expense for owners, but those couldn’t get inside the buildings. Tenants should have access cards to enter buildings. Some said that 20-storrey buildings would be a good choice, thus more elevators should be built for high traffic. There should be monthly/annually paid parking space for tenants.
With lower living costs, people wouldn’t be less tempted to get over the roof salaries, which made us uncompetitive.
In business world, if the cost of good sold
or services was low, business owners would have an “option” to sell their
products or services at lower prices for reasonable profits. However, they “must”
sell at higher prices if the cost or expense was high to make profits.
In my opinions, the greediness of business owners/investors and unions are human disaster. I once worked for a short period of time in a manufacturing plant, where union workers and business owners showed “clear” conflicts. Many parts of production chains were robotized. Union workers demanded higher wages. What was the result? Workers at minimum wages have to race against robot and supervisors are counting minutes of break time. Are those workers slaves? What made that happen? Workers with minimum wages should focus on work, but we cannot be slaves or racing against robots, so we are exhausted by the end of the day.

Since 2012, many analysts has alerted that house prices appreciated to unsustainable. However many have decided to enter as a casino and speculated "supply tight and high demand" to push house prices further up north.
Governments are not obligated to protect casino player assets. The same thing applies to bit coins or cryptocurrency. Don't be greedy and stupid then yell for help.
Go after those con artists on Hot Property in CP24 and those real estate agents, who told you house prices would go up forever due to "supply and demand".
